COMMERCIAL/INDUSTRIAL RENOVATION (on going)

Purpose and Goals:
To provide day lighting within 18,000 square feet of office space through the use of many skylights. Some of these skylights will have solar hot water heating capacity to supply hot water to various locations throughout the office- bathroom locations in particular. There is also a rainwater system integrated in the design to collect all the rain from the 18,000 square foot roof for the purpose of supplying water to toilets and gardens in a manner that is efficient and attractive.

Innovative Technique:
Day lighting: optimum daylight conditions were sought to offset the need for electric lighting. Specifically, the locations of the skylights were selected to serve hallways and offices, with a minimum of heat loss. To avoid summer heat gain, the skylights face north while the south face incorporates a solar hot water panel.
Rainwater Collection: the conveyance of the water is accomplished with vertical cisterns or columns, which are visible from the street. Several of these columns, while covered in ivy, are situated to create a rain garden.
